Parisian duplex 240 m2

In the prestigious 16th arrondissement of Paris, the Gaignard & Genevois Agency orchestrated the merger of two residential entities to create a luxury duplex. This major project consisted of connecting a 180 m apartment2 with a surface area of 60 m2 located on the lower level, creating a unified and sumptuous residence.

Fluidity and spatial renewal
The architectural design focused on a complete overhaul of traffic, guaranteeing exceptional fluidity of route and intelligent redefinition of living areas. The reception space has seen its surface area double, providing a magnificent setting for discussions. The master suite, a true private sanctuary, has been generously enlarged, incorporating a second dressing room and opening onto the most beautiful views of the apartment thanks to large arched windows which frame the urban landscape.

Elsewhere, the guest bedroom has been rebalanced by the integration of an en-suite bathroom, while the former master bedroom has been converted into an elegant office adjoining the living room, thus optimizing the use of each square meter.

The elegance of the scruffy staircase
The centerpiece and central sculpture of the project, the stripped helical staircase provides the connection between the two levels. Its steel structure is clad in steps and risers in deep black granite, contrasting with a staff underside. The handrail, reduced to a functional minimum in brushed stainless steel, turns into a refined graphic ribbon. Upstairs, the living room railings, made of extra-white laminated glass on three sides, offer maximum transparency, while the fourth side, treated in masonry, elegantly conceals a radiator.

Vertical extension and technical mastery
The project also focused on the complete renovation of both floors. The first level has been completely redeveloped to integrate a complete suite for the daughter of the family (bedroom, dressing room, bathroom), as well as a laundry room and a gym. At the last level, all of the networks (electricity, plumbing, heating) have been refurbished. The interior fittings of the living rooms and bathrooms have been revisited, including the installation of a high-quality kitchen by Boffi, ultra-contemporary.

Prior to completion, the agency carried out precise structural engineering work, constituting a solid file for co-ownership approval. This crucial step made it possible to validate the opening of the hopper necessary for the staircase, as well as the enlargement of a passage within a load-bearing wall, demonstrating technical and regulatory mastery.

The project, divided into three phases (1er level and hopper, then 2th level, and finally the installation of the staircase), required careful coordination. Multiple site meetings and intensive production of sketches were necessary to interweave technical constraints and guarantee an impeccable level of detail.

The success of this achievement earned the agency enthusiastic recommendation from its clients, leading to several subsequent missions in the 16th arrondissement, as well as the design of a new duplex in Boulogne.
